Building the Spectrum: Versatile Projects in Valparaiso
Tonn and Blank Construction is showcasing its adaptability and versatile project expertise by leading two vastly different projects in Valparaiso: the luxurious Grand Gardner Hotel and the community-driven Respite House. While these projects serve opposite ends of the spectrum—one offering a high-end experience and the other providing essential services to the unhoused—Tonn and Blank’s ability to self-perform key construction elements has been a critical factor in bringing both to life.
Grand Gardner Hotel: Preserving Heritage for Modern Elegance
At the heart of Valparaiso’s redevelopment is the Grand Gardner Hotel, a project steeped in history. The hotel is being constructed within the century-old Gardner School building, a Romanesque structure that has played a central role in the community since 1899. Now, Tonn and Blank is transforming it into a 58-room boutique hotel with guest suites, banquet spaces, and an attic speakeasy, promising to attract tourists and locals alike.
Preserving the building’s historical architecture while incorporating modern amenities has been no easy task. Tonn and Blank has carefully navigated the restoration, working closely with the city’s Historic Preservation Commission to ensure that the building’s architectural integrity is upheld. The team is self-performing crucial tasks such as framing and concrete work, keeping the project on schedule for its 2026 completion. The $40 million investment will not only enhance Valparaiso’s tourism landscape but also create nearly 100 jobs during and after construction.
Respite House: A Beacon of Hope
On the other end of the spectrum, Tonn and Blank is also constructing the Respite House and Resource Center, a two-story, 9,600 square foot facility that will provide essential services for the community’s most vulnerable. The halfway home will feature an industrial kitchen, laundry facilities, and a warming center with in-floor heating to provide shelter during the harsh winter months. Tonn and Blank is self-performing key elements of the construction, including concrete work, framing, ironwork, and hardware installation.
Funded in part by donations from construction partners and local businesses, the Respite House is a testament to community collaboration. Several local subcontractors are donating time and materials to ensure the project reaches completion. The facility will serve as a critical resource, offering shelter and essential services to individuals experiencing homelessness.
